You would hire a title company. They even offer preliminary title checks, for about $100-150. BUt typically you would sign a contract with a seller in good faith and IF the title company finds title problems the contract is void, unless seller has the ability to clear the title.

Always hire a reputable title company to do a title search for you. It doesn't cost much and in the long run may save you headaches.However is there isn't a good title found it will void any contract you have signed with the seller.

You want to check with a title and escrow company for liens against the property. You are ale to go to the court house and do t yourself although it is very time comsuming
