Is this site helpful? 1 Year, 11 Months ago

So far I have been a member for 4 days, and like some of you, posted an ad hoping that this site will deliver and investor looking for a buyer like me to take a chance on. So far, with these points systems in place, it looks like its impossible to really find the "Seller/Financer" to talk to me. Please post your thoughts..
Thanks,

I'm an Investor looking for seller/financed properties.
Are these properties that are listed seller/financed?

Yes, all the properties offer owner financing, just read the title of our site and How to search:
SellFinanced.com is more than just another website--we are the search engine for owner financed real estate. Our search function first finds properties listed on this site, then applies the same criteria to find properties listed on other websites (our so called external listings) and presents combined search results in an easy to read table. The best way to search is:
1. Click on City search tab. 2. Type in the city followed by state abbreviation (separated by comma and space), e.g. Chicago, IL. 3. Click search.
Choosing price is optional. Specifying the down payment and monthly payment will only limit search results for the listings posted on our site (that have these parameters). External listings do not typically specify owner financing terms in which case buyers are advised to contact listing agents for details. Searching by zip code is limited and should be only used when trying to find properties located in a particular zip code. Most cities encompass several zip codes.

I see the properties in the search, but you are saying that ALL of these are seller financed homes??? If so, I don't understand how to contact these sellers? This "points" system keeps rearing its ugly head, and I don't understand it. I mean, I have some points for participating and running my own ad. But that has not bought me enough points to really look at the listing pictures, or the contact information to the seller with the owner/financed home. Also, so far, if there are ALL these owners, looking for buyers, not one of them have contacted me about a home they might have. So far the whole thing seems close to what I need/want, but its very combersome, and confusing. Help clear the mudd someone ... Please...

Yes? Indelibletouch, is that a response to the subject? Not sure how to take this. Your allowed to use more than one word in your response..
Well, I still have so far not found my way here. I still have not had even the administrator of the site to explain how these "points" work, or how to contact a seller. Being a buyer ready to do something, this is kinda fustrating.

parker...,
there is not much to explain, as stated you can either per per listing to access external listings, or accumulate enough points (currently 100) for unlimited access:
sellfinanced.com/points.html
Our site is used successfully by several hundred buyers per day. Do you have any specific questions that were not answered in the help files?

sellfin..
Yes, I accessed the link you provided, and Yes I still have questions. The help link was "how to accumulate points", which is Not what I am asking. What is NOT clear to me, is how many points it takes to access a sellers ad? I keep getting, "You don't have enough points for that" So first question is, how many points do you need? And the second is, why does this site NOT tell you how many points per ad you need to access it????
Lets start there.

1. Next to EACH external listing there is a statement that says (see image below):
If Accessing with points, 100 points will be deducted from your account for unlimited listings access for 3 months. If not enough points you will be redirected to buy points.
2. Then if you click "Access listing with points" it states (if you are not logged in):
Option 1. Access with 100 points: You are not logged in to SellFinanced.com...
Please login or register
Viewing external listings on SellFinacned.com requires 100 points (what's that?), good for unlimited listings for 3 months. Points can be accumulated for free or purchased. Earn 50 points by posting a FREE wanted listing or view many other ways to earn or buy points.
3. Then my message above states that you need 100 points for unlimited listings.
So I do not know how else to tell you. This is also probably why your initial question was left unanswered as no one could understand how you cannot see this information.

sellfin,
The first issue is, my screen looks nothing like the screen you posted. I do not get that box that explains this method. So of course that would have been obvious, but to me it is not. And the page does not load like that at all. The second issue is, I did post an ad, but only got 5 points for it. Why do you say this "Earn 50 points by posting a FREE wanted listing"?? I would be well on my way to 100 points if this were true.
Either, these helpful screens don't appear until you hit this magical 100 number, or my browser is not working correctly, because, I am not seeing or reading anything like what you posted.

sellfin,
If you read my first initial post it states "So far I have been a member for 4 days, and like some of you, posted an ad hoping that this site will deliver and investor looking for a buyer like me to take a chance on." So why did I not get 50 points, as you said in your reply?

I saw some place that I could get 50 points for adding a "wanted" add, but then I could not find where to do that. It sure seems like this site is a good idea. Putting buyers in touch with sellers. God knows trying to find a seller willing to owner finance is hard.

I almost want to say DUHHHHH, it does say. IF you don't have 100 points then you have to pay a nomial fee for each listing you want to see. If you dont want to pay, then click on the words "HOW TO EARN POINTS?" and READ IT.

Cindy,
Yeah, there are a lot of "DUHH" moments I've had on this site. For the most part, I found my browser is not displaying them as intented.(Read above to see the attached pictures of other folks screens..) Mine did not show this way, so I did not see them on my screen. Well, the "50 points for a "wanted" ad deal still is a mystery to me. I posted a wanted ad, and got 5 points. So, not sure what that is?? I am just like you, a buyer in search of a seller financed deal on a home, so the site "seems" to have the right idea, but like my post says, I have now been on here for over 2 weeks, and still not connected with a seller who has a home for sale with financing. I mean, I have what any seller would be looking for, and posted this in my "wanted" ad (Again, who knows if this is really accomplishe or not.. ) But no responses yet. Here's hopin...
